About Us

The "Ex Trotto" Urbanization Consortium was established to ensure the effective management and implementation of urban development in the area commonly known as "Ex Trotto", located in Milan’s San Siro district. The initiative involves Natissa SGR S.p.A., acting as the management company of the closed-end Italian real estate alternative investment fund named "Fondo Bistrot", and Prelios SGR S.p.A., acting as the management company of the closed-end Italian real estate alternative investment fund named "Fondo AshITA".

MISSION

The establishment of the Consortium responds to the need for a shared project aimed at redeveloping an area of significant strategic importance, playing a key role in the urban, economic, and social development of the surrounding territory. The area will undergo major urban redevelopment and regeneration, including a mix of private housing and socially-oriented residential solutions, with the goal of fostering inclusion and integration. The project also includes the creation of numerous community services, such as a large public park, a kindergarten, and other public infrastructure—all intended to promote the well-being of the entire community. Through an integrated and synergistic approach among the parties involved, the project aims to serve as a model of innovative and sustainable urban development, focused on improving quality of life in the city.

From a technical standpoint, the Consortium is responsible for executing, regulating, and coordinating urban development works among its members on public land, as compensation for the construction contribution. These works ensure that the areas owned by consortium members remain fully functional and fall within the scope of the Implementation Plan (Piano Attuativo) approved by Municipal Council Resolution No. 465 of April 5, 2023 (“PA7”).
All activities are carried out in compliance with applicable regulations, the resolutions adopted by the Municipality of Milan, technical standards, approved projects, and the provisions set forth in the PA7 Implementation Agreement, signed on June 28, 2023.

First Functional Phase of Primary Urbanization Works

The contract covers the execution of demolition works and the reconstruction of sewer and utility ducting systems, aimed at rerouting the existing sewer pipeline. The activities will take place in two separate areas in order to resolve conflicts identified with existing underground utilities.
