A COMMUNITY-ORIENTED PROJECT

A model of cutting-edge urban regeneration and social sustainability: the district that is about to come to life by opening the Ex Trotto Milano area to the city will provide a vibrant urban destination filled with greenery, sports, experiences to live and moments to share.
The masterplan of the project is developed by the international architecture firm Kohn Pedersen Fox Associates (KPF).

Perfectly connected to the cultural heart of the city of Milan, the area is served by two M5 metro stations, providing a direct link to other key destinations in the metropolis, such as CityLife, Hangar Bicocca, Monumentale, and Isola Garibaldi.

THE AREA: legacy becomes future  

Since the 1920s, Ex Trotto has had a strong sporting vocation linked to the history of its horse racing facility.

San Siro Ippodoromo and Trotto are among the most beloved icons of both the district and the city. The Ex Trotto Milano area, in particular, houses the racecourse tracks, the 1930s English-style stable cottages designed by architect Vietti Violi and the splendid barns from the 1950s, that ever since 2017, fall under the direct tutelage of the Superintendency of Archaeology, Fine Arts and Landscape of the Metropolitan City of Milan.

This place, disused since 2012, represents an important legacy that will be revitalised through a regeneration project, giving new purpose to its historic buildings, opening them to the community, and promoting social cohesion to accommodate new educational and commercial services for the benefit of the social fabric.

From an environmental sustainability standpoint and in line with the highest international ESG (Environmental, Social, and Governance) standards, the project aims to become a best practice by seeking to obtain LEED certification or equivalent.

A neighbourhood to explore and experience, one that will shape its spaces while respecting historical assets, opening up the area and the buildings, once reserved for equestrian activities, to the entire community: this is the regeneration project that will transform Ex Trotto Milano into an iconic destination of the metropolis. A fresh district that invites the community to foster meaningful connections and build a shared future through intergenerational interactions, experiences, and special moments of communal bonding.

Distinctive historical facades with their unique architecture blend seamlessly with modern functionalities, making Ex Trotto Milano a sustainable destination to be fully experienced and an inclusive neighbourhood where one can feel at home at any age.
THE URBAN MARKET

The market area serves as the gateway to all the experiences in Ex Trotto Milano, welcoming residents and visitors alike on a sensory journey that perfectly embodies the character and identity of the neighbourhood.


This is where a space with a strong focus on social gathering will come to life: the romantic perimeter of the historic buildings of the former stables will host locally sourced products and high-quality local artisan shops, all within open spaces designed for interaction.

SPORTS 

Staying true to the area’s sporting heritage, around 4,200 square metres (45,200 square feet) of the project will be designated for a variety of sports facilities accessible to the city, with subsidized access fees, including a sports hall and covered and both indoor and outdoor padel courts.

Schools

For the youngest children, the iconic backdrop of the 1950s central former barn along via degli Aldobrandini will be repurposed into a nursery school for around 60 children. An educational program oriented towards sensory, motor, emotional, and cognitive development, complemented by a nursery school for approximately 125 students, planned in the adjacent north-western area, to enhance the educational offerings of the district.

STUDY HELP CENTRE

The former northern barn will house a free study assistance service for high school students, offering educational support, recreational activities, and a counselling service.

It’s a study support centre, run by volunteers from the associazione Portofranco aimed at combating school dropout rates and helping students regain and sustain their interest in studying through a growing sense of responsibility.

The Green Heart
Just a few minutes away from Trenno Park, Boscoincittà, and Parco delle Cave, Ex Trotto Milano introduces a new green addition to Milan. In fact, more than one: a wide range of green spaces offer numerous opportunities for social aggregation. Over 700 new trees and plant species, totalling 50,000 square metres (538,000 square feet) of urban greenery and public spaces organised in distinct areas, each with its unique character.
1 KM OF COMMUNITY: THE RING PARK

The historic Trotto racetrack, under the protection of the Superintendency, represents an important monumental feature that the masterplan intends to elevate by creating a park that mirrors its distinctive shape. This will give life to 1 kilometre of biodiversity: trees, shrubs, and flowering meadows will create an ecosystem conducive to the presence of pollinating species. 

The iconic ring opens up to the community, also hosting spaces for events, children’s areas, a fitness trail, a dog area, and a ‘canopy square’ with seating and tables for the community, urban lounges immersed in greenery.

THE GREEN AGORA: THE CENTRAL PARK

Vast green spaces interspersed with magnificent squares where social life thrives amid nature: the central park will be the heart of the new neighbourhood, a unique destination that will welcome visitors and residents in the tranquillity and coolness of trees with varied blooms that will adorn the park throughout the changing seasons.

OASIS AND CONNECTIONS: THE RADIAL PARK AND VIA PALATINO

The southern area will fan out towards the ring park and the city, offering a spacious grassy expanse for outdoor activities. Additional pedestrian and cycling paths will facilitate access to the city, the ring, and the central park. Along Via Palatino, perennial plants and a variety of trees will create continuity between the project and the surrounding areas

RECONNECTION: SPORTS SQUARE

Even the current parking area at Piazzale dello Sport will transform into a pedestrian-friendly green space, seamlessly linking two parts of the city into a human-scale reconnection.

The Living
Greenery serves as a unifying thread in the residential landscape, connecting new residents and the existing neighbourhood into a connected and contemporary intergenerational community. An innovative perspective on public spaces is developed in harmony with the unique historical context to create an unparalleled neighbourhood experience that embraces a socially valuable intergenerational mix.
HOUSING UNITS

The neighbourhood is gearing up to offer a diverse range of housing solutions, designed to meet the needs of residents spanning different ages, aspirations, and requirements, catering to a wide spectrum from seniors to young families, bringing together various and complementary social dynamics and preferences. Approximately 700 new furnished rent-capped apartments, of which approximately 400 dedicated to Senior Housing, in addition to 600 residences for open market sale developed by Borio Mangiarotti, nestled within green surroundings, will be enriched by ground-floor proximity services – such as co-working, baby-sitting, gym, concierge and access to multi-purpose rooms – and approximately 12,000 square metres (130,000 square feet) designated for neighbourhood amenities, recreational, educational, and cultural activities.

Ex Trotto Milano is an ambitious urban regeneration project, in which all key players share the same common vision: to promote a brand new concept of living, based on an intergenerational model and acting as a catalyst for neighbourhood-wide services, while also honouring memory, sporting heritage, and social significance.

Hines is a global real estate investment, development and property manager, founded in 1957 and now operating in 31 countries. The firm manages a €86.9 B portfolio of high-performing assets across residential, logistics, retail, office, and mixed-use strategies. Hines is committed to a net zero carbon target by 2040. Hines Italy is Co-Investor and development manager of Ex Trotto Milano project

Operates through direct and indirect investment funds for the development of social housing infrastructure, urban regeneration, support for the tourism and hospitality sector, and the development of sustainable infrastructure.
CDP plays the role of Co-investor of the Ex Trotto Milano project for the 360 residential units rented at a discounted senior housing rent and the related dedicated services.

Banca Finint Group is an Italian corporate and investment banking group operating in structured finance, asset management and private banking markets. The leading company, Banca Finint is specialized in Debt Capital Markets, securitization services, covered bonds, structured finance, advisoring on extraordinary finance transactions and basket bonds. The Group also includes Finint Investments, Finint Private Bank and Finint Revalue. Banca Finint plays the role of Co-investor of the Ex Trotto Milano project for the 360 residential units rented at a discounted senior housing rent and related dedicated services

Prelios Group is a leader in alternative asset management, distressed credit management and specialized real estate services. It boasts around €40 billion in assets under management and around 10 million square metres of managed areas. Prelios SRG, one of the leading asset management companies in Italy, is the owner of the Ex Trotto Milano area through the AshITA managed fund.

Borio Mangiarotti is a real estate development company, with more than 100 years of activity in the sector, that operates as a developer and general contractor, also within the scope of this project.

Bain Capital is one of the world’s leading private multi-asset alternative investment firms that creates lasting impact for our investors, teams, businesses, and the communities in which we live. Since our founding in 1984, we’ve applied our insight and experience to organically expand into numerous asset classes including private equity, credit, public equity, venture capital, real estate and other strategic areas of focus. The firm has offices on four continents, more than 1,750 employees and approximately $185 billion in assets under management. Bain Capital plays the role of investor in the Ex Trotto Milano project for the 600 residences for sale under the free market developed by Borio Mangiarotti.

Natissa SGR S.p.A. is an asset management company, authorized in 2021 by Bank of Italy, operating with institutional and professional investors. Natissa holds ownership of part of the area called Ex Trotto through the Bistrot Fund.

Kohn Pedersen Fox Associates is a world-class district architect, with notable mixed-use projects such as the Covent Garden masterplan in London, Hudson Yards in New York, and Roppongi Hills in Tokyo. Founded in New York in 1976, the practice now has almost 700 staff in nine offices around the world, and has worked in more than 40 countries. KPF drew up the masterplan for Ex Trotto Milano.

LAND is an international consultancy specialising in sustainable landscape strategies, with offices in Italy, Switzerland, Germany, Austria, and Canada . Andreas Kipar and a team of over 150 architects, urban planners, agronomists, landscape architects, engineers and researchers have been instrumental in transforming and regenerating regions, cities, and places across Europe, North America and the Middle East since 1990. The firm has created the design of the green and public areas at Ex Trotto Milano.

Leopoldo Freyrie, from Freyrie Flores Architettura, is known for significant urban and environmental regeneration projects. He has served as the President of the Council of Architects of Europe and the National Architects’ Council. Since 2021, he has been a member of the expert group for urban regeneration in the earthquake-affected areas of 2009 and 2016 in the National Recovery and Resilience Plan. The studio is responsible for the redevelopment and restoration of historic buildings in the project.

Starching is an architecture and engineering studio with a team of 120 professionals, including architects and engineers, involved in complex building projects. Starching worked alongside Kohn Pedersen Fox Associates in developing the project’s masterplan.

Mic Hub is an international company specialising in all aspects of mobility and transportation, with multidisciplinary teams capable of formulating innovative and sustainable design solutions. MIC-HUB is involved in the development of the mobility strategy and traffic and parking studies in the project area.

Consorzio Leonardo Servizi e Lavori is a stable cooperative consortium that provides high-quality services in various environments. The consortium Leonardo was responsible for the design of public works such as roads and utilities in Ex Trotto Milano.
